Turnover cleans are advertised in Dubai for a third of these numbers, so it is worth being straight about the difference. A cheap turnover buys you a cleaner for two hours. This buys a unit that is ready for a guest: the clean, a full linen change, towels, restocked amenities, a photo report, and a company that answers the phone when a guest complains.
If a pair of hands with a mop is all you actually need, we are the wrong call. Better you read that here than work it out after your first invoice.
Dust is not the problem you lie awake about. Four hours between an 11am check-out and a 3pm check-in is. A cleaner who might show. No way to know the unit is ready until a guest walks in and tells you, publicly, at one star.
So we schedule inside that window and close it with a photo report: every room, timestamped, with you before the next guest arrives. If something is damaged or missing you hear it that day, with evidence, while there is still time to do something about it.
Dubai check-outs are usually 11am and check-ins 3pm. We work inside that window and confirm with photos, so you are not refreshing a WhatsApp thread wondering whether the unit is ready.

A guest-ready turnover starts at AED 160 for a studio, AED 180 for a 1 BHK, AED 260 for a 2 BHK and AED 360 for a 3 BHK. An extra sofa bed adds AED 50. That covers the clean, a full linen change, towels, restocked amenities and a photo report, rather than the cleaning hour alone. You will find per-hour quotes in Dubai for a fraction of this. They generally cover the clean and nothing else, with linen, laundry and consumables either billed on top or left with you.
You set a cleaning fee on the listing that the guest pays on top of the nightly rate, then pay your cleaner separately. Most Dubai hosts price the guest-facing fee at or just above what the turnover actually costs them, which makes the service roughly cost-neutral. Because the fee shows at booking, pushing it well above your real cost tends to lose you bookings rather than make you margin.
Either way works. If you keep your own stock in the unit, we change it and launder it on rotation. If you would rather not manage stock at all, we supply hotel-grade linen and towels on a per-unit monthly basis, handled through the group's own laundry facility.
A studio or 1 BHK takes 90 minutes to two hours. A 3 BHK is usually two and a half to three. We schedule inside your check-out to check-in window and send the photo report once the unit is ready.
The cleaner photographs it and flags it that day, before the next guest arrives, so you can raise it with the platform while the evidence is still timestamped and nobody else has been through the unit. Operators tell us this matters more than the cleaning itself, and we understand why.
Yes, and that is most of this side of the business. Operators get a shared schedule, one account manager, monthly invoicing with a per-unit breakdown, and priority slots in peak season. If you run more than five keys, ask about volume pricing.
Your permit and your cleaning are separate things, but if you are letting a property short-term in Dubai you need the holiday home permit from the Department of Economy and Tourism in place regardless. We do not handle permits. Plenty of the operators we work with do, and we are happy to point you at one.
